Landlord Compliance Deadlines in England

Five recurring duties — gas, electrics, EPC, smoke and carbon monoxide alarms — run on fixed cycles whether or not an agent is paid to watch them.

Gas safety runs on the tightest cycle: a CP12 check every 12 months, carried out by a Gas Safe registered engineer. The cycle has no grace period, so most managers book the next visit before the current certificate expires.

Electrical safety runs longer: an Electrical Installation Condition Report at least every five years in England's private rented sector, a requirement that reached new tenancies from 1 April 2021.

The energy performance certificate must show a rating of E or better — the floor in force in England and Wales since 1 April 2020 — and government proposals would raise the minimum to C from 2030, a date worth treating as a planning horizon rather than a rumour.

Alarm duties were amended from 1 October 2022: a smoke alarm on every storey of the property, and a carbon monoxide alarm in any room with a fixed combustion appliance other than a gas cooker.
